{"id":668,"date":"2023-03-17T13:59:14","date_gmt":"2023-03-17T13:59:14","guid":{"rendered":"https:\/\/wp.omeuimo.pt\/himobiliaria\/?p=668"},"modified":"2023-03-17T16:55:16","modified_gmt":"2023-03-17T16:55:16","slug":"ja-sao-conhecidas-as-condicoes-de-acesso-a-bonificacao-de-juros","status":"publish","type":"post","link":"https:\/\/wpqa.omeuimo.pt\/himobiliaria\/ja-sao-conhecidas-as-condicoes-de-acesso-a-bonificacao-de-juros\/","title":{"rendered":"J\u00e1 s\u00e3o conhecidas as condi\u00e7\u00f5es de acesso \u00e0 bonifica\u00e7\u00e3o de juros"},"content":{"rendered":"<p>J\u00e1 foram <strong>aprovadas<\/strong> em Conselhos de Ministros as <strong>regras<\/strong> relativas \u00e0 <strong>concess\u00e3o <\/strong>do <strong>apoio extraordin\u00e1rio<\/strong> que visa fazer face \u00e0 <strong>subida <\/strong>das <strong>taxas <\/strong>de<strong> juro<\/strong> e, por consequ\u00eancia, da <strong>presta\u00e7\u00e3o <\/strong>da<strong> casa<\/strong>.<\/p>\n<p>Este apoio, sob a forma de <strong>bonifica\u00e7\u00e3o de juros<\/strong>, possui um <strong>car\u00e1cter tempor\u00e1rio<\/strong>, tem <strong>efeitos retroativos<\/strong> a<strong> janeiro<\/strong> de <strong>2023<\/strong> e destina-se a <strong>titulares <\/strong>de<strong> contratos <\/strong>de<strong> cr\u00e9dito \u00e0<\/strong> <strong>habita\u00e7\u00e3o<\/strong> at\u00e9 <strong>250\u00a0000 \u20ac<\/strong>, <strong>assinados <\/strong>at\u00e9 ao dia <strong>15<\/strong> de<strong> mar\u00e7o<\/strong> deste ano.<\/p>\n<p>Contudo, para <strong>usufruir<\/strong> da bonifica\u00e7\u00e3o de juros, o <strong>titular<\/strong> do <strong>contrato<\/strong> tem de <strong>reunir <\/strong>outras <strong>condi\u00e7\u00f5es<\/strong>.<\/p>\n<p>S\u00f3 t\u00eam <strong>direito <\/strong>ao <strong>apoio<\/strong> os <strong>titulares<\/strong> de <strong>contratos <\/strong>de<strong> cr\u00e9dito \u00e0 habita\u00e7\u00e3o<\/strong> cujo <strong>patrim\u00f3nio mobili\u00e1rio<\/strong> <strong>n\u00e3o exceda os 26 786 \u20ac<\/strong>, com uma <strong>taxa de esfor\u00e7o superior<\/strong> a <strong>35%<\/strong> e <strong>rendimentos<\/strong> at\u00e9 ao <strong>6.\u00ba escal\u00e3o<\/strong> de <strong>IRS<\/strong>.<\/p>\n<p>A <strong>bonifica\u00e7\u00e3o<\/strong> dos <strong>juros<\/strong> \u00e9 <strong>apurada <\/strong>atrav\u00e9s do <strong>c\u00e1lculo<\/strong> da <strong>diferen\u00e7a <\/strong>entre a <strong>taxa de juro<\/strong> <strong>contratada<\/strong> <strong>inicialmente<\/strong> e a <strong>taxa de juro atual<\/strong>.<\/p>\n<p>Quando essa <strong>diferen\u00e7a<\/strong> <strong>excede<\/strong> os <strong>3%<\/strong>, o <strong>apoio<\/strong> corresponde a <strong>75<\/strong> ou a <strong>50%<\/strong> da <strong>varia\u00e7\u00e3o<\/strong> dos <strong>juros <\/strong>da <strong>parte <\/strong>que <strong>ultrapassa<\/strong> os <strong>3%<\/strong>, isto porque \u00e9 <strong>atribu\u00eddo<\/strong> em <strong>fun\u00e7\u00e3o <\/strong>dos <strong>rendimentos <\/strong>do<strong> titular <\/strong>do <strong>contrato<\/strong>.<\/p>\n<p><strong>\u00bb\u00bb<\/strong> <strong>Titulares<\/strong> com <strong>rendimentos<\/strong> at\u00e9 ao <strong>4.\u00ba escal\u00e3o <\/strong>do IRS = <strong>75%<\/strong><\/p>\n<p><strong>\u00bb\u00bb<\/strong> <strong>Titulares<\/strong> com <strong>rendimentos<\/strong> at\u00e9 aos <strong>5 .\u00ba\u00a0e 6.\u00ba escal\u00e3o<\/strong> do IRS = <strong>50%<\/strong><\/p>\n<p>Por fim, os titulares de contratos de cr\u00e9dito \u00e0 habita\u00e7\u00e3o com rendimentos <strong>acima <\/strong>do <strong>7.\u00ba<\/strong> <strong>escal\u00e3o do IRS<\/strong> <strong>s\u00f3 t\u00eam direito<\/strong> ao<strong> apoio<\/strong> se <strong>provarem<\/strong> que est\u00e3o num <strong>escal\u00e3o inferior<\/strong> em <strong>rela\u00e7\u00e3o <\/strong>a <strong>2022<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>J\u00e1 foram aprovadas em Conselhos de Ministros as regras relativas \u00e0 concess\u00e3o do apoio extraordin\u00e1rio que visa fazer face \u00e0 subida das taxas de juro e, por consequ\u00eancia, da presta\u00e7\u00e3o da casa.
