{"id":489,"date":"2022-06-07T09:34:08","date_gmt":"2022-06-07T09:34:08","guid":{"rendered":"https:\/\/wp.omeuimo.pt\/himobiliaria\/?p=489"},"modified":"2022-06-07T09:34:08","modified_gmt":"2022-06-07T09:34:08","slug":"empresas-de-gestao-de-condominios-sujeitas-a-novas-regras","status":"publish","type":"post","link":"https:\/\/wpqa.omeuimo.pt\/himobiliaria\/empresas-de-gestao-de-condominios-sujeitas-a-novas-regras\/","title":{"rendered":"Empresas de gest\u00e3o de condom\u00ednios sujeitas a novas regras"},"content":{"rendered":"<p>Segundo a Associa\u00e7\u00e3o Portuguesa de Empresas de Gest\u00e3o e Administra\u00e7\u00e3o de Condom\u00ednios (APEGAC), nos <strong>\u00faltimos anos<\/strong> surgiram diversas <strong>empresas <\/strong>de <strong>gest\u00e3o<\/strong> de <strong>condom\u00ednios sem compet\u00eancia<\/strong> para <strong>exercer fun\u00e7\u00f5es<\/strong>.<\/p>\n<p>A <strong>falta <\/strong>de<strong> forma\u00e7\u00e3o<\/strong> e de <strong>compet\u00eancias t\u00e9cnicas<\/strong> das equipas acabou por dar <strong>origem<\/strong> a <strong>centenas <\/strong>de <strong>queixas<\/strong> por parte dos <strong>cond\u00f3minos<\/strong>, junto das <strong>autoridades competentes<\/strong>, devido ao <strong>mau funcionamento <\/strong>das mesmas.<\/p>\n<p>Neste <strong>contexto<\/strong>, para <strong>assegurar<\/strong> a <strong>qualidade <\/strong>de<strong> vida<\/strong> dos <strong>cinco milh\u00f5es<\/strong> de <strong>pessoas<\/strong> que <strong>vivem<\/strong> em <strong>condom\u00ednios<\/strong> e <strong>regular<\/strong> o <strong>mercado<\/strong> (eliminar a concorr\u00eancia desleal, por exemplo), o <strong>executivo<\/strong> decidiu <strong>legislar <\/strong>a\u00a0<strong>atividade<\/strong> das <strong>empresas<\/strong> de <strong>gest\u00e3o<\/strong> de <strong>condom\u00ednios<\/strong>.<\/p>\n<p>Segundo\u00a0a Secret\u00e1ria de Estado da Habita\u00e7\u00e3o,\u00a0<strong>\u00e9 inten\u00e7\u00e3o<\/strong> do <strong>executivo<\/strong> <strong>&#8220;fechar <\/strong>o<strong>\u00a0desenho<\/strong> da<strong> nova legisla\u00e7\u00e3o\u00a0<\/strong>nos<strong> pr\u00f3ximos meses&#8221;<\/strong>. Mas afinal, que <strong>regras<\/strong> e <strong>procedimentos<\/strong> ter\u00e3o que<strong> respeitar<\/strong> as <strong>empresas<\/strong> de <strong>gest\u00e3o<\/strong> de <strong>condom\u00ednios<\/strong>?<\/p>\n<p>Ter a <strong>porta\u00a0aberta <\/strong>ao <strong>p\u00fablico,<\/strong> <strong>idoneidade comercial<\/strong>, quadros <strong>t\u00e9cnicos qualificados <\/strong>e <strong>contratar<\/strong> um<strong> seguro<\/strong> de <strong>responsabilidade civil <\/strong>s\u00e3o algumas das <strong>exig\u00eancias<\/strong> que devem <strong>constar<\/strong> na <strong>legisla\u00e7\u00e3o<\/strong> que ir\u00e1 <strong>regulamentar<\/strong> as <strong>empresas<\/strong> de <strong>gest\u00e3o <\/strong>de<strong> condom\u00ednios, <\/strong>para assegurar <strong>profissionalismo<\/strong>, <strong>responsabilidade <\/strong>e <strong>idoneidade<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Segundo a Associa\u00e7\u00e3o Portuguesa de Empresas de Gest\u00e3o e Administra\u00e7\u00e3o de Condom\u00ednios (APEGAC), nos \u00faltimos anos surgiram diversas empresas de gest\u00e3o de condom\u00ednios sem compet\u00eancia para exercer fun\u00e7\u00f5es.
